High End Investors Are Seemingly Immune

The sub-prime mortgage industry has hit a snag that has sent a ripple effect throughout the entire real estate market.  As so many parts of the American economy slow down – automotive, manufacturing, and so on – the resulting woes of those who signed with high-risk mortgagors has hit virtually everyone when it comes to banking and finance.

 

But is this true of all real estate markets and investors?  What about those who have invested in so-called high-end real estate, meaning homes and other projects that are priced in the millions of dollars?  Obviously their businesses must feel some effect from the mortgage industry, so has their investments as well?

Real estate appraisal is the opinion regarding a value, generally market value, of a property. People use real estate appraisal when they are buying, selling, or investing in a home. This needs to be done to find the correct value of a property before big decisions regarding it are made.

Why is Real Estate Appraisal Important?

Appraising is especially important to investors. An appraiser is a third party that will come in and decide upon the value of a home. An appraiser will look at the interior and exterior of the home and other properties in the area and then they will proceed to determine how much the home is worth. Real estate appraisers should have gone to school or taken courses on determining home values.

Claremont Homes Are The Top Earners

Claremont is a city in eastern Los Angeles County, California, USA, about 30 miles east of downtown Los Angeles at the base of the San Gabriel Mountains in the Pomona Valley.  After the founding of Pomona College in the early 20th century, the city gained in resilience and residence.

 

The city is known for its tree-lined streets and quaint shops.  It also has the distinction of having one of the highest number of residents with doctorate degrees, at almost 30% of its population..

Can you remember a time when new homes did not come standard with washers, dryers, dishwashers, garbage disposals, compactors, central air conditioning, and the like?

 

Chances are slim that you remember when new homes were built with pretty much an empty shell and the buyers added the amenities – as these items were thought of – when they purchased.

 

But today, imagine purchasing a new home that doesn’t have air conditioning, or a garbage disposal.  It’s almost unheard of.  Not only do new home builders include these items as standard, but so-called upgrades of granite countertops, stainless steel appliances, ceramic tile floors, and other such items are also quickly becoming standard as well.
